A leading privately owned Building & Civil Engineering contractor is seeking a highly experienced and motivated Construction Director to spearhead residential projects across Munster. With a group turnover exceeding €200m and operations in Ireland and the UK, the company has built a reputation for delivering high‑quality projects and exceptional service.

Position Overview

This is a pivotal senior leadership role within a growing organisation. The successful candidate will initially oversee individual residential projects, progressing to full responsibility for all residential developments.

Reporting directly to the Irish Operations Director, the Construction Director will lead projects from initial concept through procurement, design, construction, completion, and handover. This role requires strategic planning, strong leadership, excellent communication, and a deep understanding of construction operations.

Key ResponsibilitiesTeam Leadership & Collaboration

  • Lead multidisciplinary teams across residential projects.
  • Recruit, develop, mentor, and support team members to maximise performance.
  • Foster a collaborative environment that promotes high productivity and strong morale.
  • Work closely with internal and external stakeholders to meet project objectives.

Stakeholder Management

  • Build and nurture relationships with new and existing clients.
  • Act as the primary point of contact for project updates, issues, and progress reporting.
  • Engage with senior management, clients, regulatory bodies, and community stakeholders.
  • Support business development by helping secure new residential opportunities.

Risk & Compliance

  • Identify and mitigate project- and business‑related risks.
  • Ensure compliance with contractual, statutory, and legal obligations.
  • Monitor and manage project cash flows effectively.

Project Planning & Delivery

  • Develop and manage comprehensive project plans, schedules, and budgets.
  • Coordinate all phases of construction from concept to completion.
  • Select, negotiate with, and oversee subcontractors, suppliers, and vendors.
  • Manage the allocation of manpower, materials, and resources.
  • Ensure full compliance with building regulations and safety standards.

Budgeting & Cost Control

  • Prepare and manage project budgets to ensure cost efficiency.
  • Monitor expenditure, analyse variances, and drive cost‑saving initiatives.
  • Negotiate contracts to optimise value.
  • Collaborate with commercial teams to manage variations and claims.

Quality, Environmental, Health & Safety

  • Implement and enforce EHS protocols to ensure a safe working environment.
  • Ensure adherence to environmental standards and sustainability targets.
  • Uphold accredited management systems across all projects.
  • Conduct regular quality inspections and address any non‑conformance promptly.

Key Skills & Experience

  • Minimum 3 years’ experience in a senior management role within construction.
  • Proven track record of delivering large‑scale residential projects.
  • Strong understanding of construction methods, industry regulations, and best practices.
  • Excellent leadership, communication, presentation, and interpersonal skills.
  • Ability to manage multiple projects and work under pressure to meet deadlines.
  • Strong commercial awareness and negotiation skills.
  • Proficiency with project management software and modern IT systems.
  • Highly motivated, adaptable, and capable of working on own initiative.
