Intermediate Project Quantity Surveyor

Location: South Dublin

A well-established residential developer with a strong reputation for delivering high-quality housing developments across Dublin is seeking an Intermediate Project Quantity Surveyor to join its growing commercial team.

This is an excellent opportunity for a Quantity Surveyor looking to take ownership of projects while working alongside an experienced commercial team on large-scale residential developments. The successful candidate will gain exposure to all aspects of the commercial function, with excellent opportunities for career progression.

Responsibilities

  • Assist in the commercial management of residential construction projects from inception through to final account.
  • Prepare cost plans, budgets and cash flow forecasts.
  • Procure subcontractor packages, including preparing tender enquiries, analysing returns and making recommendations.
  • Manage subcontractor accounts, valuations and payments.
  • Prepare monthly cost reports and assist with financial forecasting.
  • Monitor project costs and identify commercial risks and opportunities.
  • Assess and value variations.
  • Support the preparation and agreement of final accounts.
  • Liaise with site management, design teams, subcontractors and suppliers to ensure projects are delivered within budget.
  • Ensure compliance with contractual obligations and company procedures.

Requirements

  • Degree qualified in Quantity Surveying or a related discipline.
  • Approximately 3–6 years' Quantity Surveying experience within construction.
  • Residential experience is desirable but not essential.
  • Strong knowledge of subcontract procurement and cost management.
  • Excellent communication and negotiation skills.
  • Ability to work both independently and as part of a collaborative commercial team.
  • Strong organisational skills with excellent attention to detail.
