Role Overview
An experienced Project Manager is required to lead the delivery of a €4M healthcare fit-out project in Kilkenny. This role is site-based and will oversee all aspects of project delivery from mobilisation through to completion and handover.
The project involves high-quality clinical fit-out works, requiring strong attention to quality, compliance, coordination, and programme control. Previous experience delivering healthcare, medical, or technically complex fit-out projects is highly desirable.
Key ResponsibilitiesProject Delivery & Leadership
- Take full responsibility for the delivery of the healthcare fit-out project from start to finish.
- Manage site operations, subcontractors, and suppliers to ensure safe, high-quality delivery.
- Coordinate works across all trades including M&E, partitions, ceilings, flooring, joinery, and specialist healthcare installations.
Programme & Cost Control
- Develop and manage the construction programme, ensuring key milestones are achieved.
- Monitor progress, identify risks, and implement recovery measures where required.
- Track costs, variations, and change control in conjunction with the commercial team.
Quality, Compliance & Safety
- Ensure all works comply with healthcare standards, building regulations, and project specifications.
- Lead quality control, inspections, snagging, and close-out.
- Maintain a strong health & safety culture on site and ensure compliance with all statutory requirements.
Client & Stakeholder Management
- Act as the main point of contact for the client, design team, and consultants.
- Chair site meetings and coordinate design queries, RFIs, and approvals.
- Ensure clear communication with all stakeholders throughout the project lifecycle.
Handover & Close-Out
- Manage commissioning, certification, and final handover to the client.
- Ensure O&M manuals, as-built drawings, and compliance documentation are completed.
- Support defects liability period as required.
Ideal Candidate ProfileExperience
- 5+ years’ experience as a Project Manager delivering fit-out or refurbishment projects.
- Experience delivering healthcare, medical, laboratory, or high-spec commercial fit-out projects strongly preferred.
- Proven ability to manage subcontractors, programmes, and quality on technically complex projects.
Skills
- Strong organisational, leadership, and communication skills.
- Excellent programme management and problem-solving capability.
- Strong attention to detail and understanding of quality and compliance requirements.
- Comfortable working in a client-facing environment.
