To support our continued expansion and the delivery of large-scale industrial packages of up to 500,000m², we are seeking an experienced and technically accomplished Senior Contracts Manager.
Role Purpose
The successful candidate will take full operational and technical ownership of major, multi-million-euro industrial flooring packages, including a significant project in mainland Europe.
You will act as the key link between Tier 1 main contractors, client engineering teams and our specialist on-site application crews. This role requires extensive experience in fast-track project delivery, complex site logistics, specialist surface preparation and stringent international quality standards, including ISO 9001, ISO 14001 and ISO 45001.
Key Responsibilities
Project Execution and Large-Scale Logistics
- Direct all operational phases of resin flooring packages ranging from 10,000m² to more than 500,000m².
- Coordinate the complex logistics of bulk chemical supply chains, multi-person application crews and heavy machinery mobilisation, including ride-on shot-blasting and multi-head diamond-grinding equipment.
- Develop, optimise and manage critical-path project programmes to meet demanding handover deadlines within live project environments.
- Maintain effective communication between clients, Tier 1 contractors, suppliers, site teams and internal stakeholders.
Technical QA/QC and Engineering Compliance
- Oversee all pre-application substrate testing, including relative humidity monitoring, Tramex testing, pull-off testing and dew-point calculations.
- Ensure full compliance with international concrete surface profile benchmarks and manufacturer specifications.
- Oversee the application of epoxy, polyurethane, polyurea, ESD and other specialist flooring systems.
- Maintain accurate and comprehensive QA/QC documentation, handover records and material traceability required by high-tech clients.
Financial and Contractual Control
- Manage project variations, commercial agreements, cost forecasting and final-account negotiations alongside the internal commercial team.
- Optimise operational efficiencies, labour performance and material yield to protect project margins.
- Monitor project costs and commercial performance throughout the delivery lifecycle.
EHS Leadership
- Champion a zero-harm safety culture across all sites.
- Ensure strict compliance with Tier 1 main-contractor requirements and relevant environmental, health and safety standards.
- Oversee the preparation of detailed Method Statements, Risk Assessments, RAMS and chemical-handling and ventilation plans.
Candidate Profile and Requirements
Experience
- A minimum of 5–8 years’ experience in Senior Project Management or Contracts Management.
- Experience managing specialist subcontracts such as industrial resin flooring, advanced waterproofing, structural concrete finishing or large-scale technical coatings.
- A proven track record of delivering individual project packages or footprints exceeding 20,000m².
- Experience working with Tier 1 contractors and managing complex, fast-track construction environments.
Technical Knowledge
- Strong engineering knowledge of concrete substrates, curing characteristics, moisture-mitigation systems and mechanical surface preparation.
- Expertise in multi-layer resin systems, fast-cure materials and high-tolerance industrial flooring.
- Strong understanding of technical specifications, quality-control procedures and project handover requirements.
Qualifications and Credentials
- A qualification in Construction Management, Engineering or a related discipline is highly desirable, although equivalent trade and industry experience will be considered.
- A valid Safe Pass is required.
- Managing Safety in Construction, CIF or NEBOSH certification is highly desirable.
- FeRFA qualifications or certifications are a distinct advantage.

- Excellent negotiation, communication and conflict-resolution abilities.
- Confidence when engaging with Tier 1 project-management teams, client representatives and technical stakeholders.
- Strong organisational skills with the ability to manage multiple operational, technical and commercial priorities.
